Briargate Water: Soft City Water, Smart Upgrades

Good news: Briargate is on CSU water, which is naturally soft. A water softener isn't what you need here. But filtration and RO can meaningfully improve what comes out of your tap.

Briargate Water: What You're Actually Working With

Soft City Water (Good News)

Briargate is served by Colorado Springs Utilities (CSU), which sources its water from mountain snowmelt and reservoirs. The result is naturally soft water — averaging around 1.8 GPG. You do not need a water softener for hardness. If someone is trying to sell you one, be skeptical. CSU's own website warns about this.

Chlorine & Taste

CSU disinfects with chlorine, which is safe but affects taste and smell. Chlorine in shower water can also irritate skin and dry out hair. A whole-house carbon filter removes chlorine from every tap in your home — showers, faucets, and drinking water — for a noticeably better experience.

TTHMs Near Federal Limit

When chlorine reacts with organic matter in water, it forms trihalomethanes (TTHMs) — disinfection byproducts. CSU has recorded TTHMs as high as 77.8 ppb against an 80 ppb federal limit. While technically compliant, this is close enough to warrant attention. A carbon filter or RO system significantly reduces TTHMs.

RO for Premium Quality

An under-sink reverse osmosis system is the best upgrade for Briargate homes — removing chlorine, TTHMs, chromium-6, lead (from any older pipes or fixtures), and dissolved solids. It's not about fixing a broken water supply; it's about getting genuinely exceptional drinking water from your tap instead of buying bottled water.

The Honest Truth About Briargate Water

We'll say something most water treatment companies won't: if you're in Briargate on CSU municipal water, you probably don't need a water softener. Colorado Springs Utilities sources from Homestake Reservoir, Ruedi Reservoir, and Fryingpan-Arkansas Project water — high-altitude snowmelt that produces naturally soft water averaging around 1.8 GPG. That's soft by any standard.

CSU is so aware of predatory water treatment sales in their service area that they explicitly warn customers on their website about companies that falsely claim city water is hard to sell unnecessary equipment. We respect that transparency — and we operate the same way. If you don't need it, we'll tell you.

What Briargate Residents Should Actually Consider

The real water quality concerns for CSU customers aren't about hardness — they're about what's in the water beyond calcium and magnesium:

  • Chlorine and chloramines: Used for disinfection, affects taste and shower experience. A whole-house carbon filter removes these.
  • TTHMs (trihalomethanes): Disinfection byproducts that form when chlorine reacts with organic matter. CSU has recorded levels near the 80 ppb federal limit. Carbon filtration and RO both reduce TTHMs.
  • Chromium-6: Detected in CSU water above California's health guideline (though below the federal MCL). An RO system effectively removes chromium-6.
  • Lead from interior plumbing: CSU's distribution system tests clean, but older homes may have lead solder or brass fixtures that leach small amounts. An RO system at the point of use eliminates this concern for drinking water.

The Smart Upgrade for Briargate: RO + Carbon

The combination that makes the most sense for most Briargate homes is a whole-house carbon filter (addresses chlorine taste, shower experience, and some TTHMs) plus an under-sink reverse osmosis system (addresses drinking water quality comprehensively — TTHMs, chromium-6, lead, and any other dissolved contaminants). This approach replaces the need for bottled water while meaningfully improving your water's taste and safety profile.

The cost is reasonable: a quality whole-house carbon filter runs $800-1,500 installed; an under-sink RO is $400-800. Both are far less than ongoing bottled water costs over a few years.

Briargate Water Questions

Does Briargate have hard water?
No. Briargate is on CSU city water, which averages around 1.8 GPG — classified as soft. CSU sources from mountain snowmelt and reservoirs, which are naturally low in the minerals that cause hardness. You do not need a water softener for hardness if you're on CSU water in Briargate.
Do I need a water softener in Briargate?
Almost certainly not if you're on CSU water. At 1.8 GPG, the water is soft — adding a softener would accomplish nothing for hardness and would unnecessarily add sodium to your water. If a water treatment company is telling you otherwise, ask them to show you your actual water test results. We'll give you a free test and honest results.
What's actually in Briargate tap water?
CSU's annual Consumer Confidence Report shows: low hardness (~1.8 GPG), chlorine for disinfection, TTHMs recorded near the 80 ppb federal limit, chromium-6 above California's health guideline (below the federal MCL), and no PFAS above reporting limits. The water is safe by federal standards, but there are legitimate reasons to consider filtration for taste and additional health protection.
Is an RO system worth it for Colorado Springs city water?
For many households, yes — especially if you currently buy bottled water. An under-sink RO system produces water that's cleaner than most bottled water, removing chlorine taste, TTHMs, chromium-6, and dissolved solids. At $400-800 installed, it typically pays for itself within 1-2 years compared to bottled water costs, and you're no longer generating plastic waste.
